Hinge Flats

The Hinge Flats is a multi-family infill development located in Downtown Ralston consisting of 36 market rate apartments. Six three-story buildings were constructed using cast-in-place concrete and conventional wood framing with surface and tuck-under parking and two raised courtyards. The buildings contain a mix of one- and two-bedroom units with live/work flex spaces on the first floor that are convertible to leasable commercial bays. This development replaced what was previously an under-utilized half acre parking lot with a twelve-foot drop in grade from East to West, presenting significant challenges in designing and constructing each building. Dicon team members navigated the topographical challenges of the site, unique design elements, and the long list of challenges presented by the Covid-19 Pandemic to deliver another exceptional multi-family housing project.
